If you told most Seattle tech workers that there's a town 45 minutes from Redmond where you can buy a four-bedroom home on a quarter acre for under $900K, they'd assume you were describing somewhere in Snohomish County with bad schools and no restaurants.

They'd be wrong. That town is Duvall, and it's the best-kept secret in King County real estate.

The Numbers

Duvall's median home price sits around $850,000 as of early 2026. For context, Redmond is $1.35M, Sammamish is $1.6M, and Kirkland is $1.2M. You're getting comparable square footage, better lot sizes, and a Riverview School District that consistently rates well - at a 30-50% discount to the broader Eastside.

The commute to Redmond is about 25 minutes via Novelty Hill Road. To Bellevue, 35. To Seattle, 45. Not zero, but manageable - and remote work has made this trade-off a no-brainer for thousands of tech professionals.

The Community Factor

Here's what the numbers don't tell you. Duvall is eight square miles of personality. Farmers and engineers, tech transplants and third-generation ranchers, Teslas parked next to old Toyotas.

The Bottom Line

Duvall isn't for everyone. There's one main street. The closest Target is 20 minutes away. You'll see a tractor on the road at least once a week.
