Snoqualmie is the largest city in the upper Snoqualmie Valley, and it's really two distinct markets sharing one zip code.
Snoqualmie Ridge
Snoqualmie Ridge is a master-planned community built starting in the late 1990s. It has its own elementary and middle schools (Snoqualmie Valley School District), parks, trails, a golf course, and a commercial center. Housing is predominantly newer construction - townhomes, single-family homes, and some luxury properties with territorial views.
The Ridge median runs around $950,000-$1,000,000. Homes are well-maintained (HOA enforced), and the community amenities are legitimate: a community pool, miles of trails, playgrounds, and the TPC Snoqualmie Ridge golf course.
Historic Downtown Snoqualmie
Downtown Snoqualmie is a completely different experience. Older homes, smaller lots, more character, and lower prices. The Northwest Railway Museum and historic train depot anchor the downtown, and the proximity to Snoqualmie Falls (268 feet, one of Washington's most visited natural attractions) gives the area energy.
Downtown Snoqualmie homes run $100,000-$200,000 less than comparable Ridge properties. The trade-off is older construction, smaller lots, and proximity to the casino and commercial areas along the highway.
Which One Is Right For You?
If you want newer construction, HOA amenities, walkable schools, and community events: the Ridge. If you want character, lower prices, historic feel, and proximity to the Falls: downtown. Both are served by the same school district and have I-90 access.
