I get this question at least once a month: "We're deciding between Snoqualmie Ridge and Issaquah Highlands. What should we know?"
Both are master-planned communities with excellent schools, mountain views, trails, and community amenities. The difference is price, commute, and school district.
The Price Gap
Snoqualmie Ridge median: ~$950,000. Issaquah Highlands median: ~$1,200,000. That's a $250,000 gap for comparable square footage and lot sizes. The gap is driven by proximity - Issaquah is closer to Bellevue and has direct I-90 access at a slightly earlier exit.
Schools
Snoqualmie Ridge: Snoqualmie Valley School District. Strong academics, competitive athletics, smaller community feel. Issaquah Highlands: Issaquah School District. Among the highest-rated in the state. This is the single biggest factor in the price premium.
For many families, the Issaquah School District premium is worth it. For others, the $250K savings in Snoqualmie is the better investment - especially if you value smaller class sizes and a tighter community.
Commute
Both communities are on I-90. Issaquah Highlands is about 10 minutes closer to Bellevue. In rush hour, that's 10-15 minutes of real time. For remote or hybrid workers, the difference is negligible.
The Honest Take
If school district rankings are your top priority and budget allows, Issaquah Highlands is the move. If you want more house for the money and a slightly smaller community feel, Snoqualmie Ridge is the better value.
