The Snoqualmie Valley - particularly Fall City, Carnation, and parts of Duvall - is one of the premier equestrian areas in King County. If you're looking for horse property, you're looking in the right place. But equestrian real estate has considerations that suburban buyers never encounter.

Zoning

Not every large lot allows horses. King County zoning designations determine what livestock you can keep and how many. RA (Rural Area) zoning generally allows horses, but the number of animals per acre varies. Agricultural zoning has different allowances.

I've had buyers fall in love with a 5-acre parcel only to learn the zoning limited them to two horses. Get the zoning answer first, not after the inspection.

Fencing and Outbuildings

Existing horse fencing (post-and-rail, no-climb wire, electric) adds significant value. A barn with stalls, tack room, and hay storage can add $50,000-$100,000 to a property's functional value - even if it doesn't show up directly in the appraisal.

Properties that need fencing and outbuildings built from scratch require a $30,000-$80,000 investment before a single horse sets foot on the property.

Water and Pasture

Horses need water and pasture. Properties with irrigation rights, creek access, or well systems with high flow rates are significantly more valuable for equestrian use. Pasture management - drainage, rotation, reseeding - is a real consideration for year-round horse keeping in Western Washington's wet climate.
